Zoning, Highlands & Land Use
Andrew Melendez handles township zoning and code enforcement. Zoning clearance is required for new construction, changes of use and many accessory structures.
Pohatcong fully conforms to the Highlands Regional Master Plan. Some projects may need a Highlands exemption determination or additional review.
Subdivisions, site plans and variances may require Land Use Board approval. The township provides checklists and applications online.
Zoning submissions may require floodplain, wetland, stream-encroachment, soil-disturbance or NJDEP documentation depending on the parcel.
Water, Sewer, Wells & Septic
Public water and sewer are available in some developed sections, but not across the entire township.
The township maintains sewer accounts and requires allocation/connection applications for qualifying projects. Capacity is parcel-specific.

The township requires the final water bill when requesting a final sewer bill because sewer charges are based on water usage.
